Job Title: Project Manager
Employment Status: Fixed Contract
Location: Niger Delta
OVERVIEW
The Project Manager is responsible for the overall project planning and scheduling, plans, resource allocation, project accounting and control while providing technical direction and ensuring compliance with quality standards. The Project Manager's responsibilities span a board spectrum covering all areas which include project planning, cost management, time management, quality management, contract administration and safety management.

ROLES
· Charting out the project objectives and plans, setting performance requirements, and selecting project participants.
· Bringing about optimum utilization of resources- labor, materials and equipment, and ensuring their procurement at most cost-effective terms.
· Implementation of various operations through proper coordination.
· Development of effective communications and mechanisms for resolving conflicts among the various participants



RESPONSIBILITIES
· Oversee the construction project from start to finish.
· Perform a key role in project planning, budgeting, and identification of resources needed.
· Create the teams, develop the objectives/goals of each and assign individual responsibilities.
· Project accounting functions including managing the budget, tracking if team expenses and minimizing exposure and risk in the project
· Ensure that construction activities move according to predetermined schedule.
· Devise the project work plans and make revisions as and when need arises.
· Communicate effectively with the contractors responsible for completing various phases of the project.
· Co-ordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers.
· Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the sub-teams.
· Maintain strict adherence to the budgetary guidelines, quality and safety standards.
· Periodic inspection of construction sites.
· Identify the elements of project design and construction likely to give rise to disputes and claims.
· Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client
· Determine labour requirements and dispatch workers to construction sites.
· Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
· Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, client, suppliers and subcontractors and ensure project documents are complete and duly executed.
· Study job specifications to determine appropriate construction methods.
· Hold regular meetings with, contractors and other site staff to review progress of work.
· Provide regular weekly, monthly and cyclical reports to Our client, client consultants and client where necessary.
· Attend all site meetings and inspections convened by Our client, the client or client consultants and provide update of work on site.

EDUCATIONAL REQUIREMENTS
· 2.1 in Architecture or Civil Engineering
· Masters Degree an advantage

Knowledge
· Building and Construction — knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads.
· Design — knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, drawings, and models.
· English Language — knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar.
· Public Safety and Security — knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.
· Administration and Management — knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources.
· Customer and Personal Service — knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment meeting quality standards for services, and evaluation of customer satisfaction.
· Mechanical — knowledge of machines and tools, including their designs, uses, repair, and maintenance.

ADDITIONAL REQUIREMENTS
· Preferably resident in the Niger Delta Area (Rivers state, Bayelsa, Cross River etc)
· Age: 33-45
