The Mall Manager is responsible for overseeing all aspects of the mall operations including but not limited to tenant relations, marketing, events, promotions, control over the Retail facilities management and oversight of the building maintenance.
KEY RESPONSIBILITIES:
- Maintain relationship with tenants and act as the focal point for all tenant requests and complaints.
- Ensure that tenant operations are aligned with contractual requirements and mall operating policies.
- Monitoring of tenant fit-out activity to ensure completion within contractual time frame.
- Coordinate with leasing team to ensure timely renewals.
- Monitoring of retail tenant performance & recommending for termination of non-performing tenants.
- Manage termination and exit formalities with tenant.
- Conduct annual customer satisfaction surveys in co-ordination with marketing and ensure that the required customer satisfaction levels are met.
- Ensure timely collection of rentals and various fees ( service fee, turn-over fee, penalties etc.).
- Resolve tenant payment defaults (bounced cheques, delayed payment) and ensure timely cash collection.
- Monitor tenant activities to ensure compliance with contract and mall management policies and procedures.
- Implement the Turn-over rent process and policy and ensure related financial documents are collected from tenants and the applicable turn-over fees are invoiced.
- Recommend cost saving initiatives for energy and services.
- Establish an annual marketing plan and events calendar for the mall in coordination with the marketing team.
- Ensure the implementation of the all marketing activities and events that shall improve footfall.
- Coordinate with marketing to ensure accurate and timely updated to the mall social media pages and web-site.
- Monitor mall footfall and visitor profile and recommend initiative to enhance the mall public profile and footfall.
- Ensure that the mall brand identity is maintained.
- Identify short term leasing opportunities to maximize mall revenue
- Identify enhancements to the mall could boost revenue ( additional units, kiosks etc.)
- Coordinate with the leasing teams to ensure that the overall mall strategy and tenant mix requirements are met.
MINIMUM REQUIREMENT
- HND in Business Administration or any related field of study
- 2 years experience in any managerial position/retail management.
